Hillside homes in Stalybridge and Mossley

The eastern side of Tameside climbs towards the Pennines, and the housing follows the hills. In Stalybridge, Mossley and the Longdendale villages around Mottram, stone terraces sit alongside later estates built into sloping ground. On those estates, garages are often integral, set into the lower level of the house with living space above, or built slightly below the road.

Sloping sites bring a few things to plan for. The garage floor may sit lower than the hallway, so we look at whether to raise it to match or add a step, and we pay attention to damp-proofing and drainage against the hillside. None of it is unusual for us. We've converted garages in Stalybridge, and our customer there summed up the result simply in the review below.

Garage conversion in Tameside's western towns

Denton, Audenshaw and Droylsden have a lot of 1950s to 1980s semis and detached homes, many with a single garage attached at the side. Hyde and Dukinfield have a similar mix, with newer estates on the edges. These are classic candidates for a full conversion into a bedroom or home gym.

With the M60 and M67 close by, plenty of Tameside households have someone working from home at least part of the week. A converted garage gives a proper desk, a door that closes and a radiator on the heating system, rather than a corner of the dining table. Ashton-under-Lyne, with its larger Victorian and Edwardian houses near the centre, tends to have detached garages instead, which suit a garden office or studio.

“The extra space from the garage conversion is just what we needed.”

Planning and building control at Tameside Council

Most attached and integral garage conversions in Tameside count as permitted development, so they don't need planning permission. The borough has a number of conservation areas, including historic town centres and villages, and if your home is inside one it's worth checking with Tameside Council before changing the front elevation. Listed buildings always need consent.

On some newer estates, the original planning permission includes a condition that removes permitted development rights. The council's planning records will show this, or a Lawful Development Certificate gives you written confirmation. Building Regulations approval is required for every conversion; we submit it, arrange inspections and provide the completion certificate.

Garage conversions in Tameside: FAQs

Still got a question? 0161 766 6518

  • 01How much does a garage conversion in Tameside cost?

Typically around £9,000 to £14,000 for an integral single, £11,000 to £17,000 for a single garage to bedroom or office, and £16,000 to £28,000 for a double. We give a fixed, itemised price after a free survey.

  • 02Do I need planning permission for a garage conversion in Tameside?

Usually not for attached or integral garages. Check with Tameside Council if your home is in a conservation area, is listed, or is on an estate where a planning condition removed permitted development rights. Detached garages are more likely to need permission.

  • 03Have you worked in Stalybridge?

Yes. We've converted garages in Stalybridge, and we work across all of Tameside, including Ashton-under-Lyne, Hyde, Denton, Droylsden, Dukinfield, Audenshaw and Mossley.

  • 04My garage floor is lower than the house. Is that a problem?

No. It's common on sloping Tameside sites. We can raise the floor to match the hallway or design around a step, and we insulate and damp-proof it to Building Regulations standard.

  • 05How long does a garage conversion take?

A straightforward single garage can be done in as little as seven days. Doubles and conversions with an ensuite take longer, and we'll give you a timescale with your quote.
