A borough of very different streets
The Rochdale borough stretches from the edge of north Manchester right up to the Pennine moors, and its homes change a lot along the way. Middleton and Heywood have large areas of post-war and 1970s housing, with semis and townhouses that often have an attached or integral garage. Norden and Bamford, on the western side, are known for bigger detached and semi-detached homes, many with double garages or long single garages that suit a larger room. Up towards Littleborough, Wardle and Milnrow you'll find stone-built terraces and cottages next to newer estates built on the edges of the villages.
That variety is why we always start with a proper look at the garage. Wall construction, floor levels and the roof all affect what needs doing, and a 1990s integral garage in Castleton is a very different job from a detached stone garage in a Pennine village.

Garage conversion Rochdale: what to check first
For most attached and integral garages, a garage conversion in Rochdale won't need planning permission, as it falls under permitted development. Three things can change that. The first is a conservation area: the borough has several, and in them external changes such as swapping a garage door for a window can need consent. The second is a listed building. The third, and the most common, is a planning condition on a newer estate that removed permitted development rights or required the garage to be kept for parking.
A detached garage being turned into habitable space is more likely to need planning permission, especially if you're thinking of it as a separate annexe. Whatever the garage, Building Regulations approval is needed, and we handle that from application through to the completion certificate from Rochdale Borough Council or an approved inspector.

Ideas that work well locally
With Middleton and Heywood both well connected for commuters, a lot of homeowners ask us for a garage office that keeps work away from the kitchen table. Families in the larger Norden and Bamford homes tend to lean towards a playroom, a second living room or a snug. For anyone planning for an older parent, a ground-floor bedroom with a shower room can make a house work for another twenty years.
If the boiler is in the garage, we box it into a tidy cupboard. Heating usually comes from a new radiator on your existing system, while detached garages are often better served by electric radiators.

02Do I need planning permission for a garage conversion in Rochdale?
Usually not for attached or integral garages. You may need permission from Rochdale Borough Council in a conservation area, for a listed building, or where a planning condition removed permitted development rights. Detached garages are more likely to need an application.
03Do you work in Middleton and Heywood?
Yes. We've converted garages in Middleton and we cover Heywood, Littleborough, Milnrow, Castleton, Norden, Bamford and the rest of the borough.
04Can you convert a stone-built or detached garage?
Often, yes. Older and detached garages can need more work on the floor, walls and roof to meet Building Regulations, so we assess each one at the survey and price it clearly.
05How quickly can the work be done?
A straightforward single garage can be done in as little as 7 days. Doubles, ensuites and detached garages take longer.
