Salford's housing and where garages turn up

Salford is a city of contrasts. Close to the centre, around Pendleton, Seedley and Weaste, you'll find terraced streets with no garages at all. Head west and north, though, and the picture changes. Swinton, Pendlebury and Walkden have plenty of post-war semis with a single garage on the side. Boothstown, Ellenbrook and the edges of Worsley were built up mostly from the 1970s onwards, and many of those homes have an integral garage or a garage linked to the house.

Those later estates are where most of our Salford enquiries come from. The houses are often three or four bedroom family homes where the garage is too narrow for a modern car and ends up as storage. Converting it gives you a usable ground-floor room without losing any garden, which matters on plots that were never generous to begin with.

What Salford families use the space for

In Worsley and Boothstown, a lot of people commute along the East Lancs Road or the M60 and work from home part of the week. A garage office with its own door shuts work away at the end of the day. In Eccles and Monton, where houses tend to be smaller, a second living room or playroom takes pressure off the main lounge.

If you'd like to keep somewhere for tools and bikes, a partial conversion divides the garage with a stud wall: a room at the back, storage behind a smaller door at the front. It's a sensible middle ground in Irlam and Cadishead, where many homes have long garages but limited outdoor storage.

“It really is amazing what they have managed to achieve in the space of 2 weeks and is so much better than we expected.”

Planning and Building Regulations with Salford City Council

For most attached and integral garages, a garage conversion in Salford is permitted development and doesn't need planning permission. Worsley is the main area to be careful in: parts of the village, around the Bridgewater Canal, sit within a conservation area, and changes to the front of a house there can need consent. Listed buildings always do.

The other thing to check is your house's original planning permission. Some estates built from the 1970s onwards carry a condition removing permitted development rights for garages, usually to keep cars off the road. Salford City Council can tell you whether that applies, and a Lawful Development Certificate settles it in writing if you want certainty before you commit.

Building Regulations approval is needed for every conversion. We make the application, book the inspections at each stage and give you the completion certificate, which you'll want when you come to sell.

What it costs and how long it takes

Salford prices sit within our Greater Manchester bands. A partial conversion typically costs around £7,000 to £11,000, and a full single garage to bedroom or office typically around £11,000 to £17,000. Double garages typically run from around £16,000 to £28,000. The detail is on our cost page, but the only figure that matters is the fixed price we give you after the survey.

A simple single conversion can be done in as little as seven days, with doubles and ensuites taking longer. We're based in Unsworth, a short drive up the M60, so getting to Salford jobs is straightforward.

Garage conversions in Salford: FAQs

Still got a question? 0161 766 6518

  • 01How much does a garage conversion in Salford cost?

Typically around £7,000 to £11,000 for a partial conversion, £11,000 to £17,000 for a single garage to bedroom or office, and £16,000 to £28,000 for a double. Every job is priced individually after a free survey, and the quote is fixed and itemised.

  • 02Do I need planning permission for a garage conversion in Salford?

Usually not for attached or integral garages. Check with Salford City Council if you're in a conservation area such as parts of Worsley, live in a listed building, or are on an estate where permitted development rights were removed by a planning condition.

  • 03Which parts of Salford do you cover?

All of it, including Worsley, Walkden, Swinton, Eccles, Monton, Boothstown, Ellenbrook, Pendlebury, Irlam and Cadishead.

  • 04Can I keep part of the garage for storage?

Yes. A partial conversion keeps a storage area at the front behind a smaller door, with a heated, insulated room behind it. It costs less than a full conversion.

  • 05Is there a guarantee on the work?

Yes. Our garage conversions come with a 10-year warranty, and you receive the Building Regulations completion certificate once the work is signed off.
