Which city homes actually have garages

Large parts of inner Manchester are Victorian and Edwardian terraces with no garage at all. The garages we convert in the city tend to sit in three kinds of street. The first is the 1930s semi, found in big numbers in Burnage, Didsbury, Northenden and parts of Blackley, where a garage was often added to the side later or built at the end of the garden. The second is post-war and 1960s housing, where a single attached garage was part of the original design. The third is the newer infill and townhouse development of the last few decades, where the garage is frequently integral to the ground floor.

Some older streets in Chorlton, Withington and Levenshulme also have rear garages reached from a back lane or shared driveway. These are often detached, which changes the planning picture and the construction work, so we look at them individually.

Garage conversion Manchester city: the parking question

In the suburbs, giving up a garage rarely affects parking because there's a drive in front of it. In the city it can be different. If the garage is your only off-street space, think about where the car will go afterwards, especially in areas with on-street parking pressure near the universities, hospitals and district centres.

Some newer developments were also approved with a condition that the garage must stay available for parking, or that removes permitted development rights altogether. Where that applies, a planning application to Manchester City Council is needed before the work can go ahead. A partial conversion, keeping a storage area or bike store at the front, can be a sensible compromise on smaller plots.

Conservation areas and older houses

Didsbury, Chorlton and several other neighbourhoods include conservation areas, where changes to the front of a house, such as replacing a garage door with a window and brickwork, can need consent. Listed buildings need listed building consent. Outside those cases, an attached or integral garage conversion is normally permitted development, while a detached rear garage turned into living space is more likely to need permission.

On older houses, we pay close attention to matching brick and window styles so the conversion sits comfortably on the street. Building Regulations approval is needed for every conversion, and we handle the application, inspections and completion certificate.
